Hello

Is there anyway that I can buy land and get a custom home built for around 150K (house +land) without moving out into the country?

I really like the layout of the house and the location I'm in now I've been searching high and low for a similar layout but I can't find anything even close. I tried a few home builders and they can't make even very simple changes to their plans. I wanted a door in one of the bedrooms to replace the windows, I wanted a ramp instead of steps in the back and I wanted the fence placed further up the side of the house rather than the back. No, no, and no. I didn't even bother to ask about the actual plan. I really want all three bedrooms in the back of the house.

I really want to get away from my neighbor but I dont' want to move into a house that I dont' like and be angry at my neighbor that I had to downgrade just to move.

I think Live Oak would be a nice place to live if I could find a spot out there.

Any ideas?

I know many people that have built custom homes but none anywhere that price...a custom home is usually considerably more that a tract home.

If you find one let me know and we can be neighbors

Your best bet would be to look for some land and a nice mobile home at that price. There are some very nice mobile homes now. To find a custom on land will be incredibly difficult.

Very interesting
Why would anyone NOT get modular home - if they are better, cheaper and built to order. What's the catch??

Lots in the city are scarce. And custom builders are more expensive than tract homes. You might be able to find something on the south side...but then why would you want to do that? I think you are dreaming to think you can do what you propose. No offense - but that price just isn't realistic. Best of luck to you though.

Not sure how much land you are looking for. My brother just bought a used house, 4br/2ba on a couple of acres for $150K. It is a nice house, about 7 or 8 years old, brick, garage. It is in a nice subdivision in Pipe Creek.
They are out there you just have to look for them. Talk to a realtor, they will find what you are looking for.


edit: I just went back and re-read your post. Sorry, it looks like you are wanting to build a NEW house. I don't think that will happen for $150K, but best of luck anyway.

You might be able to do it on the South Side, although these days the lot values are increasing so you'd have a hard time buying land and building a house for that much. I think you'd be lucky to build a custom home for that and hope to get some land for $50K or less. The areas I'd consider would be around Brooks City Base and just south of there (only a few miles into downtown).

A few years ago you could buy a lot near downtown for that, but not anymore.

When I lived in the midwest, they had a nickname for modular homes and mobile homes... tornado food. If you've seen news footage of what happens to manufactured housing developments after a tornado, you'll understand the reference.

Tornadoes are relatively infrequent here compared to there, but it is still food for thought.
