We are probably moving to San Antonio and are looking to downsize. There is no need for a larger house with the kids off to college but it seems difficult to find a smaller house in a nicer neighborhood. We'd like something around 1500 sq ft or less and with 2-3 bedrooms. Never really considered it before but nicer neighborhoods also tend to mean larger houses. Anyone have a suggestion for a smaller house in a nicer neighborhood?

In the Stone Oak / Canyon Springs area smaller homes usually start in the 1800 sq range with 3 bedrooms. These homes are normally one story. You can look in the 78258 and 78260 zip codes. Some are in city limits and others are not.

If you don't mind older homes, there are a lot of nice one story homes in Oak Hills and the neighborhood is nice. (There is no HOA in Oak Hills, not sure if that matters to you or not)

New construction one story is going to be tough to find in any neighborhood but they do exist. It is kinda like trying to find a new regular cab truck when the market is saturated with crew cab trucks. People on a budget want room and with the lot sizes today, the only way to do that is build upwards, not outwards.

I would add 78259 and 78261 to that search because we are also keeping our eyes open for a 1400-1500 sf ( or maybe a bit bigger but not much) and there are some in these areas also. I even saw a 2br but I don't like the subdivision it's in.

If you use sabor.com you can really filter your search down.
