Updates to these maps never fail to ruffle some feathers. It will be interesting to see whose feathers get ruffled. I'm guessing that there might be some unhappy folks near Woodlawn Lake tomorrow.

Does anyone know how to obtain the data necessary to protest a flood area designation, or even what that data would consist of? I am literally closing on a house this week that was not in the flood zone, but these new maps now make this parcel the very last parcel in the SA River flood zone. Don't know how much of a disaster this is from a resale marketability standpoint... but I'd like to know how to protest this if possible. Thanks to anyone with feedback!

Sorry to hear that. I'm sure if you attend one of the meetings listed on the link you'll get the answer you need.

As far as resale I wouldn't buy a house in flood plain. A knowledgeable realtor should be able to give you the real answer to that one.

Default Having trouble reading the map

Great info.
I'm having some trouble understanding the map. Are the flood areas the green stars? Because at first glance it sorta looks like everything is in sometime of "watershed??"

Wow, thanks for your concern! I've been in touch with the SARA floodplain coordinators and they tell me the appeals process is long, expensive and almost futile. Will decide later today if I want to proceed... what a bummer... I love Mahncke Park!

The seller probably won't want to wait for an appeal, so can you back out of this closing and make a new offer after a new appraisal is done, based on the property being in a flood plain? If you're willing to accept the additional risk of living in a flood plain, the main concern would be not overpaying. You can still pursue the appeal on your own time after the sale and come out ahead if the appeal is successful.

Default Flooding in Live Oak??

Hi
Maybe I'm being a little (or maybe a lot) paranoid here. I was looking at the existing and the proposed flood plain in the Woodcrest Subdivision in Live Oak. It looks like if someoe lived in the Forest Pass area, they might have trouble getting in and out through the cross street (Forest Bluff). Looks like Water could be over the road to the west of Forest Pass if someone wanted to get to Topperwein and water would be over the Road east of Forest pass if someone wanted want to get out the neighborhood towards OConnor.

Does anyone live around the Forest Bluff/Forest Pass area/ If so have you been been around during heavy rains? Any flooding? Especially 1998 and 2000? If the below picture is hard to read, please go to

" + theTitle + " (http://cip.sara-tx.org/website/cip/viewer.htm - broken link) and put in Forest Pass CT for the street and Forest Bluff for the cross street.

I'd really appreciate any insight.
