Hello all!
I and two roommates are in search of our first apartment or rental house. Since no one in our family rents we were hopelessly naive, apparently, in assuming that our clean-living, lack of debt, and steady jobs would make home-hunting a piece of cake. We have discovered that roommates do not qualify as a "household" for income requirements for many rentals, so we individually have to make 3x the monthly rent. Obviously... we're living together to save money. We don't make that much money separately. I understand the risk for the landlord but we're very committed to living together and have never not paid our debts before, so this is frustrating. Has anyone ever dealt with this before and have a suggestion? Does anyone know of a property that doesn't have that requirement near the Boerne area (as far out as Pipe Creek, Comfort, Fair Oaks Ranch or Helotes)?

Do all of you have good credit?

I understand your frustration and applaud your effort to consolidate and save some money, but it is all business for the LL. The LL doesn't know you. Who sucks up the rent if one of you bails on the lease? It is easy to see yourselves as decent, honest people, but almost impossible for a stranger to know that about you.

The best way to convince a LL that you are a good risk is to show lots of cash up front. LL transfers his risk onto your money, not his. Save 6 months of rent between the 3 of you and drop that into your negotiation and see what happens.

If that is beyond your reach, you may need to lower your expectations even more.

We're hoping for a 2 to 3 bedroom between $900 up to $1,500. We do have a lot of savings stashed, not because we thought we'd need it to get a place, but because we're not dumb, lol. We have good credit, based on our student loans.
