I've "cracked the nut" so to speak. I don't know what comes first, but I do know what causes neighborhoods to largely go down hill. For the most part, it all has to do with school districts. I've lived in a few places over the past several years, and I know that families always look to buy homes in good school districts. Now that my daughter is old enough to be in grade school... that was an interest of mine as well.


I would have much preferred to buy something cool and relatively historic near the center of the city... (something to renovate / restore), but there are no good schools near the center of town. Instead, I bought in Encino Park (which is still very nice, mind you).


Unless society as a whole can figure out how to improve schools in poor areas, poor areas will typically remain poor.


Understandably, poor areas aren't always filled with people who have just fallen on hard times, sometimes the areas are poor because it's a generational circle of broken families raising children without the concept of a future. So... it's the students (and their parents lack of involvement) that also help to build or destroy a school's rating... but it's reciprocal.

I lived on the NE side for a very long time up until 2014 and didn't live in the ghetto. West of Perrin Beitel, the NE side is far from being ghetto. As a woman, I felt comfortable going places at night, even without carrying my gun. Around Perrin Beitel, the crime rate has risen, but I don't think it has gotten to the point of qualifying as the ghetto. There are areas on the NW and north central sides with similar crime rates. I spent much of my childhood in the Sahara/Isom area and would choose Perrin Beitel over that. That area was trashy 20 years ago.

Most of the other parts of the NE side that are bad aren't even in San Antonio.
