any landlords on here???

I'm looking for Landlord insurance. Were going to be renting out our house starting Jan 2016.

Your existing insurance agent should be able to convert you to the proper policy....just be SURE that you have a good umbrella of .5 - 1 million dollars......

You are all over the Real Estate and San Antonio Forums asking about renting out your house, and dissecting your situation into multiple threads. There is a ton of information out there on property management and how to protect yourself and your assets (with insurance).

You were advised previously to review your insurance coverage with your insurance company--which is the same advice I will repeat again. You can continue to initiate threads all over C-D, but you are going to get the same advice: As long as a financial institution holds interest in your property, you will have to insure it to the limits specified in the mortgage contract. Any reputable insurance agent can advise you on coverages you need with a tenant in place. This is not some self-help answer you can find on a forum...your lienholder and your insurance carrier and YOU execute this arrangement.

It is your right to ignore advice or discount the opinion of others--even the dozens of folks who, like me, own rental property. All of your legitimate questions could be answered by contacting several property management companies and conducting interviews. Collectively, they probably manage thousands of properties and know more about it than most. Not all of these PMs are good...so check out a few and make an informed decision.

You need the proper insurance (talk to your homeowner insurance agent)
You need to hire someone (a clown, a friend, or a professional PM) to take care of your property while you are overseas.

You have six months to get everything in order. Take a deep breath, quit scattering your questions, and ride one of these threads into the sunset. Folks will contribute if you will listen.

Came across this old thread searching up an older post of mine (to see if I made the post before, it's been a while). Just wanted to mention that sadly, not all insurance companies & agents offer/handle "landlord" insurance policies.

It's sadly less common, and you have less choices to choose from, well at least if you want a good "deal" for the policy, most seemed pricey to me. You could technically try and stay with a homeowner's insurance policy, but legally, you need a landlord policy when renting out to tenants.
