When we moved the SA, we entered into a 6 month lease that allowed us time to find the house that was right for us. Found out we had to build the right house, so we extended the lease. I believe now is a great time to buy if you're looking for an existing home, new or prior owned. Deals are out there. The only downside, all the interest rate cuts by the feds only went to the banks, not consumers. Mortgage rates initially dropped, but they are now almost what they were before the cuts. Arguments abound about falling housing and property value, I don't really care because I'm not in the market to sell. If your rent payment is around the same cost of a mortgage payment, why not pay off your own mortgage instead of someone elses?

How long are you planning to stay? Real estate is always a good long-term investment. If you're only here for a year or two, you probably should choose carefully and get less house than you can afford if you're looking to buy.

The plan was to stay 2-5 years & then come home (to Michigan) but you never know, so I never like to say never! I think we're planning to rent for 6 mos. & see where we're at...it just seems like too much pressure to find a house right away.
That said, where can we rent in Stone Oak for under $1000 with a dog & kids?
We would need a 2-3 bdr.

I would rent and research neighborhoods for awhile. The market is quite psychological and is driven by PR. No matter how much spin the realtors on this board put on this market, PR for housing is quite negative. San Antonio is somewhat insulated from the national market, but it is certainly not an island. We are very likely in a recession today, the probability of inflation is increasing, and the dollar hit an all-time low against the euro today.

Anyone thinking about buying a home today should have at least a 6 month emergency fund before committing to home ownership.

Lesson: NO realtor will EVER tell you it's not a good time to buy. Given this, why would you EVER believe what a realtor says when you ask this question... when you know the answer will always be yes? It makes no sense to ask!!

The Business section of the SA Express News had an article today that said that the median sales price in SA DROPPED in January 08 over January 07 (1.9%, from 142,400 to 139,700). It said that SA fared worse than other cities in Texas, which remained stagnant. This drop in price from one January to the next was the first of its kind since 1999. Ignore the spin about what will happen for the rest of the year. That drop is a present FACT. I'd wait if I were you. Any six-percent seekers out there want to spin these numbers to keep the commissions coming in?

In other posts you've called the EN a cheerleader for the real estate industry, so you discredit yourself with every single post. But now it's a fact? Your last post you said that there was a 40% drop or something like that according to another one of your precious "sources", which turned out to be totally misread. Have you ever considered politics?

What is your problem with everyone? Why are you so hateful just because not everyone follows your sound investment advice of doing absolutely nothing but sitting on money. Every time you post something you come across as nothing but hateful and ignorant. If that's what makes you feel good, then I guess that's fine, but do you really think anyone takes anything you say seriously, or do you think people just log on to see "I wonder what ridiculous remark she'll make now".
