I think that location is just not a good one...I think that is the third restaurant that has closed there.

Yes, it closed 2 or 3 weeks ago. I was quite surprised. Although, the last time I was there a couple of months ago something in the burger tasted funny and I hadn't been back since.

There is a Mod Pizza st De Zavala now. It feels like they are aggressively opening locations here. The pizza was fabulous, btws.

Yea, MOD is upping their game in SA going head to head with Urban Brick. I thought MOD was better out of the two.

Just some more fried **** seafood. Their tag line is that they offer fresh seafood, but you look and all they offer is oysters, catfish and shrimp. Then it's fried in the end. It's because Texans wouldn't know good fresh seafood if it bit them in the ass. How can they claim to be influenced by New Orleans? I see no fresh Jambalaya or Gumbo or Po Boys or actual FRESH fish.
