Totally agree with you. Myself, wife, and friends are all in the same age group as y'all. San Antonio is one of a few cities that we would have been able to have bought a downtown loft property. This year we are making the transition into a historic neighborhood in the downtown core.

If 140k was my budget, the last thing I would want would be a cheap tract built home with a tiny lot devoid of mature trees. Plenty of well built old homes in safe neighborhoods inside 410 in the OPs price range. OP would even have funds leftover to update and design to match their style.

SASA Shoe company on the southside. They also have nickel popcorn.

I would still recommend waiting a few years. The market here is going to collapse. It can't keep going up. We're seeing nationwide more and more younger folks that aren't even looking at a house. A lot are living with parents, most are apartment dwellers. They are a lot more transient than any other generation. When the job changes location, no big deal, pick up and move. Most don't have a land line phone either. The amount of apartments going up in SA is at record levels as it is nationwide in response to the trend. Single family construction will be taking the hit when these apartments come online. Selling prices will also take a hit and most likely, in my opinion, at least a 20% hit and probably more.

^^^ As long San Antonio has one of they fastest growing economies, decent wage growth, and large increases in population the housing market is going to be just fine. If something happens with next BRAC vote that could be very bad or good for the market.

That decent wage growth is not taking place though.
Employers here are still stuck in that cheap labor mindset that they are accustomed to.

Has nothing to do with "feelings"
This is from experience of living and working in San Antonio de Bexar for 55 yrs.
Your data doesn't mean squat to me or anyone else living in this stagnant wage city, that has to pay twice as much for rent or a mortgage compared to just a few yrs ago, while still getting the same wages.

Please recognize that your speaking from your experience. We all have our own experience and mine has not been like yours. Data quantifies a collective group’s exprience so I will rely on that more than random internet posting on a public forum.

Of course I'm speaking from experience.
You can spit out all the "data" you want...it's still not accurate for me and I'll bet most of the people that have been working here for years.
