I just checked my residence at the BCAD website, and noticed the 2019 proposed valuation has been posted as of this morning: Up 8.8% over 2018. I checked my next door neighbor's house for comparison. It is up 13.8% over 2018.


If this is typical of the County in general, I foresee another robust protest season.

For the first time in the 17 years we have owned our home the appraisal went down.

By $30.

A whopping 0.00008% of the valuation

What to do with all of that savings???????

Looks like land went up (a lot) pretty much everywhere.
Same on my property in Houston...

Another 8% for me (though the assessed value is up 10% because there was still value that was "capped" in previous years).

Every house on my street went up at least 8%, with most at 9% and three over 20%. Unfortunately, those three homes all sold last year, so I'm sure they will be used as comps for any protest.

When the land value goes up significantly, its usually in order to "balance" the values, i.e. a 2 bedroom home in a desirable area is probably not worth $300,000 for its structure, so the land value takes the increase.

I still get confused on real estate taxes. Valuations/tax amounts announced in April. Payment due at year end.



Is the payment made late in the year for the current year's taxes or the next year's taxes? (Does the tax man get paid 'in advance')?


I do the 50 50 plan and my final half payment is due in May, 2019. Does that May payment satisfy taxes owed for year 2018 or 2019 ?



Suppose I could read my house's closing statement from some years ago and figure it out by looking at the amount of pre-paid tax that goes back to the seller. Then again, that may not really answer the question as to when taxes for a particular ownership-year are due.

The notices that will be going out now are proposed valuations for tax year 2019. The appraisals will be finalized around September 2019, after property owners have had an opportunity to challenge the proposed valuations.


The 2019 tax bills will be mailed out in October 2019, and due paid in full be January 31, 2020. Unless, of course, the taxpayer chooses the split payment option. In that case, the first payment is due November 30, 2019, with the remainder due June 2020.


If you purchase a property, normally a deduction is taken off the sale price for estimated pro-rated taxes for the current year, which would be taken out of the seller's proceeds, for the period of time they owned the property in the current tax year.
