You don't have to maintain it yourself, but you have to budget for it. We pay $220 a month for weekly visits and I have not even had to buy a chlorine tablet in the five years. If I had to maintain it I would have told my SO heck no!

Yes, I always get offered a reduction but I feel a reduction in overall value of $1,000 or less is a waste of my time.

I've tried cleaning ladies and gardeners for a year and felt like it wasn't worth it, today anyway, maybe when I am older. Pool guys, that's over the top for me. I'm cool with the above ground pool in Texas and at my CA home, if the kids want to swim we have neighbors with pools. I have no problem sending them over there or AIRBNBing/RESORT'ing it every now and then if they want to swim.

I hear you. I don't have kids but I have a lot of relatives that "like" to visit!

There has to be a market-correction in the next 45-60 days. Appraisals in some of my sales are coming in WAY low. Either the Buyer pays in cash the difference (because the mortgage company will only loan the true value), or the house goes back-on-market. Crazy times!

I'm worried that by the time I retire and live on a fixed income, that I won't be able to afford my property taxes.



Maybe a move out of the city (or to another city?) would offset the property tax increases here in my retirement years.

There are additional exemptions beyond the Homestead Exemption for over-65 owner-occupied homes. Additionally, most entities freeze annual tax dollar amounts on the property at that point. Doesn't matter whether you are retired or not.

I find many are not aware of these "Senior" exemptions, which can result in senior homeowners paying significantly less tax on a given property than a non-senior owner. Annual tax increases for Over-65 are generally under 1%, even when there is a huge annual increase in appraised value.

The year you turn 65 with that exemption, your taxes usually decrease, then the the tax freeze goes into effect at that point forward.

While the market can correct, which it will, the appraisal should take into account the local market right? If not that why would you have to pay 800k in a crime ridden part of LA for 1,000 sqft...

I’m guessing the appraisers are having a hard time find comps? Look at new home sales with the high prices and exploading sales.

Typically you should save up to plan for paying taxes as part of your fixed income. I know it is hard to plan with the wacky and crazy increases BCAD is doing....
