My fiancé and I moved to SA intending on purchasing an already built home, but as many of you know the market is completely nuts right now and it seems impossible to find what we are looking for. Does anybody know of any quality builders that build at the $150/sq ft or less range. We arent looking for luxury, but every builder we find has some crazy bad reviews out there or will only build on their tiny lots. We want a quarter of an acre or so and we are finding it impossible. Any advice? We were going to be our own GC, but I am not sure how smart it would be since we don't know much about the area and permits. The goal is a 1750+ sq ft home (with the lot) under 350k or so.. I appreciate any recommendations.

You might consider finding an older home built in the 70s or 80s that has the footprint you want and in the area you want. Then you can remodel as time and budget allows. Back in the 80s middle class homes like that typically came on .25 acre lots but beginning in the late 90s lot sizes started shrinking to where .1 to .2 acres became standard, especially with that SQFT.

Until you move to the much larger and expensive home range you have found what you are going to find. Even if you do find a "One Off" Builder that will depend on where your lot is from their location. It is not worth their time to travel 30+ miles across town to your lot location on a frequency needed for them to properly perform the function. If they did accept the contract under those conditions I would not expect good results in the end product.


Have you considered a modular home? This is not to be confused with a manufactured home or commonly called mobile home. A modular home is almost no different than a stick built home but to some degree does have better quality control to them. Don't let the name fool you as many are very nicely designed. Modular home builders do basically offer the build on your site option. You can Google modular home to learn more.


Being the GC on your own build is not really that hard. However you would need guidance along the way which is an extra cost to factor in. Also it may not progress as fast as you would like depending on the availability of crews as you would be competing for their time.
