My husband and I are looking for a safe gated (24/7 manned is preferred) community that is close to 1604 between 281 and I-35. He needs to make frequent trips to Austin (that's why we'd like to stay not too far from 35) and I commute to 1604 & I-10. We don't want the community to be under the flightpath, and the school district doesn't really matter to us. We're not considering anything beyond 1604 & I-35 from the city since we'd like to stay within the S.A. boundary. Our budget is somewhere between $250K to $350K. Oh and we are looking for a fairly new (but not brand new) house, preferrably between 2-5 yrs. We'd really appreciate any information!

Emerald Forest? Not sure if it's within your budget though... location is great, especially for your needs- very safe neighborhood with lovely homes.

You beat me to it, that was my first choice as well, but it might be over budget. As far as gated homes in that price range, you won't find a manned one. There are a few neighborhoods in the Encino Park area that are gated - The Terraces, Encino Ranch, Encino Rio (I think that's the name.) Cibolo Canyon's is great too, but it would be the smaller lots that would fit that budget - the Ventanas and Villitas.

They are building some garden homes by McMillan homes by Emerald Forest as well, and it's gated. Wortham Oaks on Evan's Rd is now gated, it's in a great location for you - it is Judson ISD and the commute to schools is greater.

If you are willing to look in non-gated neighborhoods I would suggest Fox Grove (which might be gated eventually, it's not yet.) Another choice is Bulverde Village.

If you need builder names and more specific locations, let me know. I live in this area

My sister in law lives in Redland Heights. They are Medallion homes and the neighborhood is about 5-7 years old. I believe they are in your price range.

There are 1 or 2 neighborhoods with a guard at the gate in Canyon Springs. It is a little north on 281 from 1604. You can take 281 N into Austin, depending on where your husband has to go. The traffic is not as bad as 35 too.
