it's nice when my son stops by a couple times per week. that's the way it should be, especially when the baby is with them

I'm sure there's a more appropriate thread, but I'm dead dog beat from the packing and I just wanted to share something I learned today that could impact folks that are having a hard time selling but yet need to move on.
For the sake of brevity and for reasons best left discussed elsewhere, I am leasing out my house instead of selling it.
Back in March, I could have offset my existing mtg with the rental income and gotten a new mtg to buy a new home at my chosen destination. Not anymore. VA wants 24 months of rental history and other underwriters want 12 months. Doesn't matter how long the lease is for, doesn't matter what your credit score.
So, for all you about to retire military folks that can't sell your home, be forewarned, you will be joining the ranks of renters if you chose to move on. UNLESS you've got a super cool high-paying job and can prove it with a nifty letter from your prospective employer (above and byond your retirement pay.) Doesn't do me any good to know this now, but hopefully someone else will benefit.
I can't even describe the disappointment and disgust I feel at having done 20 years in the military, wanting to go back 'home' and having to rent until I can find a job (hahaha) while I am perfectly capable of paying the EXACT same monthly amount for a mortgage.

Yeah, hind sight is certainly 20/20. If only I'd known 18 months ago what I know now! I may have opted for that sea duty tour!
