I am considering selling my home right now. It is in 78254 (Wildhorse), 2 story 3/2.5, 1508 sq.ft., great condition, shows like a model (SPEC), purchased in 2005, and walking distance to school and pool (2 blocks).

Does anyone know the going rate for realtors commission, and which companies have lower rates?

Also, does anyone have any tips for selling a house by owner? I know I can't just stick a sign in my yard and expect it to move...

I'd like to use a good realtor, but when I heard 6% I started thinking twice. The realtor will make about the same amount that I will make on the home and I lived in it for nearly 5 years!

Sarita, unless you're VERY familiar with real estate law, you can find yourself in a quagmire. Disclosures, etc. - done wrong, the buyer can come back at you and sue you. I've dealt in RE over the years - nowhere near as much as some, but enough that I realize that I'd rather have someone else market and prequalify potential buyers. Some will negotiate to 5% - but for me, I want someone that's gonna move it *now*, rather than shop by price. But you gotta decide that for yourself...

Another thought: For a For sale by owner, you open yourself up to every Tom, Dick and Harry who may not be a serious buyer, but want to get inside your house to see what you have, how many locks are on the door, etc.
Would you just open your door to a total stranger who knocks on the door, say at 8:00 at night, wanting to "look around"?
Hire a good Realtor.

I am sure you know this - but to clarify - the 6% doesn't go to your realtor - exclusively. You have a seller and buy's agent that split that - with the brokers, etc getting their cut too.

While you can expect to have 6% trimmed of the price of your home thanks to realtors - you can expect to pay 3% to the buyer's agent regardless. I think it is well worth the 3% to your guy to get it done right on your end.
