Does anyone now how many head of cattle you need on a 100 acre tract of land to get the texas ag exemption?

Dont' remember exactly, but it's not much. You going to rotate them on more than 100ac or just keep them on 100ac?

It's not a ton, but you need to me making money off of them. The rules have gotten more strict recently. If the property doesn't currently have the ag exemption, you need to apply for it and I believe that it's taking either 5 or 6 years to get fully approved.

ohh shoot I went over this with my broker the other day, I totally forgot... less than 50 I would assume. You can also have chickens. Or mix them up.

If you have a tall game fence you can have exotics. MUCH LESS money to take care of and you get the same exemption benefits.

Don't forget, you can also do wildlife exemption...birds and such. Just pile up brush and invite the Texas A&M department over to arrange it.

When I read the article on the front page of today' Express-News (http://www.mysanantonio.com/business/real_estate/A_tax_break_or_a_tax_dodge.html - broken link), I thought of this thread. The homeowner in that article managed to lower the valuation of an estate down to around $30,000 from its original $2 million valuation, because the land is the home to a small herd of miniature donkeys.

That was interesting TNick. But I'm a nerd for anything about local history. The author was a bit "colorful" in his narrative, but it was written in 1966. He should have been a playwriiter.
