SSG: I'm also in the Mil and I'm trying to buy a home in SAT cuz thats where i'm going for retirement. I've done alot of research in your area, cuz its where I'll be....or where i'm lookin anyway. If you have a home that you are thinking of purchasing..you can go to MOVOTO and get statistics and demographics for your area.

It's not the best area of town and far from the worst. 78 and Foster area is a little worse off than say 78 closer to Converse. I lived in Ventura for a while about 5 years ago and the only problem we really had was people driving down the residential streets too fast but to be fair we lived on the main thoroughfare through the neighborhood. There have been problems in the Sunrise development a little further down 78 from you (it's nickname is "Gunrise") but I haven't heard too much about it in a while. Strong military presence all up and down 78 because of Randolph.

I live in Mustang valley and it is all barking dogs all night long and people playing loud music. Lots of petty theft, too.

I have looked into that area and wouldn't recommend it. One of my coworkers got shot and killed there. Look for the Schertz or cibolo area like someone said here before. I'll be moving to the alamo ranch area in the nw side of town.

Default Mustang valley

I know this was a post from a while ago but I live in the area and we have no problem with it except some of the people in their color of home choices. The values in the area have gone up since we bought and it does help a lot that they are working on fixing up the area.
