Yeah but there is no way you will get the price range the OP wanted in that area. We've been trying to find acreage in that area for years and it's outrageously expensive- anything north of 1604 on I-10 is crazy! Stick with the La vernia/Pleasanton area- my clients always tell me what a great deal they got for their house in that area compared to houses they were looking in the Boerne/Comfort area.

There have been 45 homes in the last 6 months that sold for under 2K, the average being in the 169k range. Even though I've already bought up here, I'm still getting the listings from my realtor, including the "solds" lists. You can find a decent small-medium house on acreage for a low amount. But, the majority are much higher. There are 21 homes on acreage up here currently under 200k for sale. The lowest priced home (excluding mobile homes) currently for sale is a 164k home on 3 acres. It looks like it needs TLC, but looks to be all stone. It was built in 1984 and is 2246 square foot. Here's the address, I'm sure if you google it, you can find the listing.

It can be done. You can get acreage and a house up here without breaking the bank!

I have a client who lives in Marion and loves it! She bought land really cheap out there and said it takes her 30 min to get to Ft. Sam (taking I-10). It's a few miles north of Cibolo/Schertz.

Try looking for a licensed realtor/agency that specializes in land/acreage listings in the east, southeast and southwest areas surrounding San Antonio. You will get a lot more "bang for your buck" than if you look for places in the NE, N central and NW areas surrounding San Antonio (waaayyy overpriced & more traffic congestion). I purchased 2 ac. N of Floresville (SE of San Antonio) 10 years ago for $16,000 (no home, but all utilities already in place - just had to pay deposits & have them connected!).

Also, as others have mentioned, have that realtor check out communities w/in a 45 mi. or so radius of eastern to southwestern San Antonio area. Again, much more "bang for your buck"!
