The 91 is the absolute worst in my opinion. Definitely. The 60 and the 10 are usually somewhat better, but I'm with Dub D on the Metrolink - it's definitely the best way to commute, if at all possible.

91 is awful at just about any time, lol. I drive on and past the 91 for work. Its unreal how crappy it is until 11.

Thank you for all the posts! Southern California is a beautiful place and the weather is fantastic. I appreciate all the time people took out.
It is just out of our budget to buy
What about renting homes, let say spending 1800-2200 a month. Woulld that get us inside within a hour of the ocean?

Renting is probably best.

The only decent LA County area with homes under $400K with schools that are ok or better and is not a ethnic homogenous area is Lakewood and the surrounding areas of Long Beach. 3 bd/2ba houses under $375K. Bellflower and LB schools are just fine, ABC schools iffy for that area, Paramount schools are bad. About 40 homes in that price range, but almost all are short sale or foreclosure. The ethnic mix apparently scares some people off I think. It shouldn't. And actually the surrounding area of Long Beach is even nicer, but for some reason there are hardly any homes for sale, and of those that are, the sellers are smoking some kind of something(900 sq ft cracker boxes listed at $400K).

FWIW, there are other areas that are actually nice and have ok schools, but are majority latino neighborhoods. Most specifically Whittier and La Mirada, and West Covina and Covina.

There are other ok areas that have homes under $350K, but usually the schools are not good.
