Rialto (and Colton) is really the last and final of the affordable places to live in Los Angeles metropolitan area for less than $300,000, before you end up in dead zone at city of San Bernardino.

Rialto is pretty dead too. Why do you think they film "COPS" there?

Rialto will eventually see gentrification soon after Rancho Cucamonga gets really expensive.

RC is already pretty expensive. Pretty much any good area west on I 15 is out of reach for most first time buyers.

But the OP is buying the house NOW, not eventually. You suggest they buy now and live in a lousy area for something that might happen years down the road if at all? C'mon!!!

Fascinating.
Rialto is pretty much a clone of Moreno Valley regarding home prices. Maybe Rialto's crime rate is lower than Moreno Valley, but I'm not sure.

I also like Lake Elsinore, actually, and its potential for fastest-growing home prices after Mission Viejo homes are all over $1 million. Ortega Hwy. 74 route is a hell divided community.
