Just to chime in French Valley is way too far from the freeway.. Think 20 mins to get to the 15 freeway. Temecula is nice but with a lot of traffic. The area by the casino is nice enough but has restricted mountain views in many areas and is more expensive. Many like Morgan Hill area. I would not choose Temecula if I had only 2 choices. You may want to look at Tuscany Hills or Canyon Lake. These are my 2 favorite areas.

i love the french valley and actually consider it an advantage to be a little bit farther away from the freeway. we certainly got much more house for the money and the community is very family friendly. house next door is listed at $255,000 and is 3200 sq ft built in 2004 with a huge backyard. the community will grow over time but i like the quiet at night and the felling that we are not right in "town". takes me 11 minutes to get to the freeway in the morning.

I see this is an older thread but it has great information and if someone reading this needs specific info, please let me know. I moved up from San Diego back in 2002 and simply love the area. My wife and I now have two boys and love the schools and activities here.

For families, it is wonderful and if you like Wine, then major cherry on top. It is getting more crowded but you would have to pry me out of here.

Earlier, someone asked about property taxes- they can be variable out here and are called Special Assessments. You property taxes can change dramatically even if one home is just blocks away from another. Also, age of home (usually 2000+ year built) have a higher potential for high tax rates. In some cases they are 1.25% compared to 2.2% or 1.9% which can make a major difference in your calculated payment and qualification.

There are tons of great areas and specific communities depending on what you are looking for. Many people ask about gated communities but both Temecula and Murrieta are rated recently as top 10 safest cities in US, so you get the idea

Default Relocation to Murrieta

I am relocating to Murrieta at the end of the month and we will be renting a house. It is in the southern area very close to the Temecula border off Margarita road. Does that neighborhood/area have a name?

Does anyone have any recommendations? I know this thread was started several years ago. I looked at the rental on Saturday and am so excited to find something in this area. I had originally been looking more north and this area appears to be leaps and bounds above the places I was looking at.

Can anyone tell me the cost of trash collection? I currently live in CT and we don't pay separately for it.

Check the development just off Washington in Murrieta, between Kalmia and Vinyard Parkway and on the West side of Washington and just before the High School. NO HOA and the total taxes when we lived there were about 1.6 %. Nice neighborhood and what you are asking for and close to the shopping areas you want and on the West side of the 15 which is important.

Great area, I agree!

Trash service in my Murrieta neighborhood runs about $48 quarterly,
for the smallest trash container.

The area OP is looking at sounds like Vintage Reserve or that vicinity.
