Hi all!
I'm moving into the Temecula/Murrieta area (working in Temecula), and I looked at a few houses in the La Cresta area of Murrieta (west of 15 on Clinton Keith Rd). Beautiful area, beautiful homes. What interests me is the massive amount of homes for sale up there. Most appear to be in the $1M+ asking price range, almost double of what Zillow puts the value at. I do understand the 'my-home-was-worth-this-2-years-ago-so-thats-all-I-will-accept' situation since most of these appear to be built in 04'ish, but double the Zestimate???

1. Any pros/cons of the La Cresta area?

2. Any validity to the Zillow values in that $1M price range in Temecula/Murrieta? There is a huge discrepancy between asking and Zestimate.

3. Any other recommendations of areas outside of the tracts like La Cresta with the views, but without the need for horses?

I can't comment on the values per se but from the Murrietans that I have known they seem to think pretty highly of themselves and in La Cresta more so than other parts of town. It is a "keeping up with the Joneses"-type area so it is probably that a lot of people are overextended and/or don't want to see someone else get a good deal at their expense.

Have you looked into the wine country area of Temecula, out 79 south or east on Cal Oaks?

Agreed.

Yes, and that's probably more my first choice as I'm wanting to stay close to I-15 and Rancho California. Coming from corn fields, wine country is amazing, IMHO. I have looked at a few houses in that area south and southeast of Lake Skinner, and went to a few open houses, and they also seem to have the pie in the sky asking prices. I know the market is different in that price range, but still... some reality has to set in, doesn't it? (depends on how bad they want to sell :-) I guess like everything else... just make an offer, and the worst they can say is no. There's plenty out there.

niners fan doesnt no what there say there confusing them with orange county and bear creek is nice it gated right below la cresta and has great veiws

Sure it might be nice (and gated!) with great views and below La Cresta. What does that have to do with what I said?
