As a local I can tell you that Lake Elsinore is not the nicest place. It has a bad reputation in the area. The schools are not good. That being said, Canyon Hills is probably the nicest place in Lake Elsinore. It's newer and filled with a lot of commuters. It's also close to Canyon Lake which is a nicer community. Murrieta and Temecula are the nice places to live in this area, followed by Menifee and the part of Wildomar near Clinton Kieth Rd. The prices in Canyon Hills are lower because it's Lake Elsinore. The taxes, however are high and way overpriced in my opinion. I also think the HOA is rather high. I think Horse Thief Canyon is a nice neighborhood and community from what I see. It's older and the home prices are higher, but the taxes are significantly lower than those in Canyon Hills and it's a Corona address. I also think the views of the Cleveland National Forest are much nicer than the hills of Lake Elsinore. The best schools in this area are in Murrieta and Temecula. And in general, the people in this area value those two cities over Lake Elsinore. Just more information for you.

Also, Canyon Hills has a dog park if I not mistaken. Pretty sure it's very dog friendly.

The Mello-Roos is a killer... it's anywhere from $1,700-3,000 depending on the size of your home in canyon hills. I found a resale home I liked similarly priced to a smaller new one in Canyon Hills but the special assessment taxes were $3,000!

$3,000 a year is $250 a month, that can buy you $50,000+ more in an area with no special assessments.
