There are half acre lands very close to Lake Elsinore with prices 10 to 20k. Very likely they don't have water, electricity, nothing, just raw land but according Google maps, there are communities very close to them.
Wondering if it is good investment for next 10 years and if not, why they are so cheap in such a close proximity to other communities?

Lake Elsinore has an area its called Country Club Heights its area on a hillside overlooking Lake Elsinore. It has nice views of the lake. It seems nice. I heard mixed reviews about Lake Elsinore though that there is crime in certain areas and that the lake isn't in good shape. I think you should check it out first in person before you buy. The lake is natural by the way which is hard to come by in Southern California.

Parts of the City of Lake Elsinore sit on an Earthquake fault, so some of it cannot safely become sites of residence or business. Some friends of mine bought a cheap lot to build on which already had a foundation on it, only to later discover that they could never get their plans for building approved due to the E.Q. fault under it. The lot eventually re-sold & was developed into a park, instead. There's a trailor park next-door to it.

I don't think Lake Elsinore is nice place to live. The lake is not very healthy for one thing.The lake gets algae blooms which causes massive fish die off which makes the lake smell putrid. I don't know how often fish die offs happen but they have a nick name for Lake Elsinore Lake Smellsomemore

Yes, the lake has been closed this month (or part of it) for that reason.

When I was a kid the lake was huge, much bigger than it is now. As the lake shrank, skydivers used to dive there on the edges. The time to buy land there was back in the 60's, 0's and maybe 80's. Lake Elsinore has come up in the world but it's still not the greatest place to buy.

You're better off investing in a new home or empty land near the UC Riverside campus.
