Maybe you all can help me!

I've been searching far and wide.. pretty much the entire country.. to find a more affordable version of what my husband and I want!!

I live in Glendale.. I LOVE it.. it's urban, walkable, and yet very safe .. the schools are good compared to LA school districts .. and most importantly to me it has what I consider a very large working & middle-class hispanic population .. other hispanic areas in Los Angeles are not as safe .. I've been trying to find others that are.

Corona has what I'm looking for my family which includes the in-laws !! Either a duplex, a lot with 2 homes, or those big homes with a "casita" - at what I consider a very affordable price. ( I think the very upper limit of what we could afford is 400k ) But Corona seems a bit far out there for me and my job is in Santa Monica. Also I know it's petty but I'm not sure 30% hispanic population is enough I know, I know. I'm weird like that.

I've also checked out Orange and Anaheim but still a bit expensive and I'm not finding the 2-family home thing.

I'm open to things as far as Riverside/Palmdale/Oxnard/OC but L.A and it's surrounding areas are so freaking huge I get overwhelemed.

I don't like for things to be TOO nice and "cookie-cutter" but I don't really love 1930's homes either .. I don't want it to feel too suburban which I'm afraid Corona might.

Any tips for a very picky, very confused, and very overwhelmed Californian?

Just be careful and know what you're getting into. I can just imagine that commuting from Corona to Santa Monica (for example) would be difficult. The 91 Freeway is horrible and ALWAYS seems to be backed up.

When Temecula was booming a few years back, I had met alot of people who were moving from Orange County or San Diego for a better, more affordable home in a nice community. The drawback was that their job was still in OC or SD and they had to make that commute every day. It wears on you quickly. They were out of the house very early in the morning and didn't return until late in the evening.

That can take quite the toll on your family.

I know it doesn't answer your question, but gives you more "food for thought" about where you want to move.

Now if you don't have to commute into Santa Monica all the time (perhaps if you telecommute) then it opens the doors to many more possibilities.
