Very true- I've heard Temeku Hills has very low tax rates, but some of the other newer communities are also going to have mello roos on top of the property taxes. Definitely something to consider. Also, if you're moving from out of state, the HOA fees might take you by surprise. In many parts of TX, HOA fees for a basic ungated neighborhood with pool, tennis courts, and courtesy patrol is only $200 for an entire YEAR. You might pay almost that per MONTH in SoCal in general, so put that on your "must ask" list too .

I pay $150 in HOA here in San Antonio and $815 per month for property taxes on a home I only paid $300k for!!!

We'll be able to help better if we know the specific house. The area is fine....I don't prefer south of 79, but if you give us the address, we'll have a better idea of what you're asking. Or, I guess you could give us the stats instead: sq. footage, lot size, number and types of rooms overall (separate laundry room? Vaulted ceiling in den? etc.), what direction does it face?, how close to neighboring houses?, position on the street (corner? end of cul de sac? right at the end of a 't' intersection), year built, single or 2 story.....there are just so many variables. I'm sure there will be no shortage of opinions if you're able to provide us with more specific info .

the addess is about 0.5 pauba school . is it good enough :-) ?. it's close to 44999 machon rd .. 4+21/2...2200 sqf..2 garages. private pool. and big lot. may I ask why you don't prefer south of 79 . is 44999 machon rd south of 79

Okay, we'll I'm not sure what you mean when you say "about 0.5 pauba school" so I'll just address your question about south of 79. Anything south of 79S is accessible only by taking Temecula Pkwy, which is wide, flat, and filled with cars at all hours. There's no way to get there without touching it, and I'm not a huge fan of that. Any wildfire danger in the area is always south and east of the city as well, so every October, the residents of that particular portion of town are extra nervous. Also, the rest of Temecula is not all convenient...the mall is technically only 2 exits north, but you'll find yourself staying in that particular area a lot, not the most scenic/hilly/tree filled area. Trees, hills, and large lots are some of my priorities in housing in this area, and you'll find all of that along Rancho Cal. Rd., Pauba Rd., and Rancho Vista Rd (plus, that's the way to the wineries!) Anyway, that's probably more info. than you wanted and Vail Ranch overall is a nice area, and away from the casino traffic on Pechanga Pkwy.

Anyway, I don't think anyone should pay over $100 per sq/ft for a house around here at this time unless the lot is exceptionally large, the view is exceptionally fantastic, or there are amazing upgrades that you just gotta have. Of course, if you love a house, you need it now, and are willing to spend more, that's gonna be up to you .

p.s. Try to get most of your main windows facing north to cut down on cooling costs in the summer .

Good points. Anything close to $100/sq ft is a good deal, as long as you are within Temecula/Murrieta city limits. Above $100sqft and expect the comps to drop lower soon. (Unless house is exceptionally upgraded or special lot). Menifee/French Valley/Winchester/Wildomar -> Try to stay at $70-$80/psqft. Anything lower and you'll be in a world of hurt soon.

True dat! And I'm guessing you intended to say "anything higher" in your last sentence . There's just so much inventory, there's no way for it all to sell without further price decreases....

Whoa....I'm not sure what you mean. I've never used any even almost-swear words in any of my posts . As per my post, I wouldn't buy a home for myself south of the 79S or in Winchester, French Valley, etc. For me on a personal level, it would be central Temecula (see long post above wherein I mention Rancho Cal. Rd, Pauba Rd. and Rancho Vista Rd.) or nothing, which I've described and explained in many, many, many posts and in this area there is nothing that's $75-80 a sq ft that's *also* under $175K. Others who have more to spend and have already decided to live in Temecula will be able to find something to their liking. We are just very particular about what we would buy, and so far, the market isn't there yet. Which is why I said in my above response that there is too much inventory right now and that prices will continue to fall. I live in Temecula right now, at this minute and have researched this market and the neighborhoods extensively. Just because I can't afford the kind of houses I would like doesn't mean I can't give good advice to people who can .
