Hi,
I'm looking to buy a house in the southern part of Murrieta..more specifically, the triangular area bounded by I-15, 79 (Winchester Rd), and Murrieta Hot Springs Rd. I want to hear any opinion on this neighborhood from people who currently live there or are familiar with the area. How are the crime rates, schools, and shopping experiences in the area? I also heard that there is a fairly large airport nearby, and I wonder if noise is a big issue there. Any opinions would be really appreciated!! Thanks,

That is a large triangle. Which tract? The area is fine. There are some sketchy older/non-hoa parts closer to MHS rd and Winchester but in general it is fine. I live very close to French Valley Airport. It is not a large airport but there are about 300 flights a day. You do hear the planes but they are all single engine small load planes. They don't fly after dusk or before dawn.

I have lived in Temecula and Murrieta and Menifee. Murrieta police are corrupt. Murrieta and Temecula used to be nice, but with an overabundance of housing and vacant not finished homes in french valley. Poorly built. The development of roads are ridiculous. So much congestion. You don't want to be any near this area. I have been here for 9 years and now I'm getting out. There is NO WORK. Everybody and I mean everybody commutes to Orange County, Diego, Riverside, Irvine. BIG BIG HUGE Mistake...

Dragreaves has some valid points. The area you're looking at has major traffic congestion. The Murrieta council used to be corrupt and allowed developers to build like mad men without the infrastructure being in place first. The results are outrageous property taxes, gridlock and overcrowded schools. Both my kids are in high school and have attended school in Murrieta since kindergarten. I couldn't have asked for a better education up until about 4 or 5 years ago. With the boom in building, the schools couldn't keep up. The commute to anywhere is horrible and I don't expect it to get better anytime soon.
