Well, I moved out of French Valley in 2004, after looking at the 40% increase in our house price in 18 months and thinking, "This can't end well. Better get out now.".

French Valley to me was safe, bland, boring and beige. I think it hasn't changed much except to add some probably beige stores along Winchester. I would only live there again if somehow I had to raise 4-5 kids and wanted to do it in a place where everyone else had 4-5 kids. And if I didn't care about scenery or surroundings. I occasionally went out for a walk in the neighborhood and had trouble figuring out which street was mine when coming home. No joke. Only 4 models in the neighborhood and all the streets looked the same. And I was in one of the fancier developments. Some of the cheaper ones were even worse.

I've told this story before but here it is again:
My favorite news story when I lived there was about the McDonalds - maybe one in Murrieta. It was brand new and about to open, but Wait! It had too much red on the roof or the play structure or something. They had to delay opening until they could make the building more beige. That's pretty much the defining story of that area to me.

You might consider renting for a year and then picking off one of the myriad of foreclosed properties you will see over the next year or two. One real estate expert on PBS posited that prices could decline by 15% before it bottoms out. That means you could do some real hardcore bargaining, especially in areas such as Temecula and Murrieta that have seen a population explosion over the last five years.

LOL.. I remember that silliness! If I remember correctly people that drove by were complaining to the city about the building standing out "too loudly". I had an encounter with the code enforcement in Hemet a couple of years ago and was told that their goal was to make sure all of the properties looked the same, nothing standing out from the crowd. Cowtowing to the complainers...crazy.

How come Hooter's gets to have that ugly Orange painted all over their building? And have you seen the marquee for that new shopping center off the 215 at Clinton Keith? Talk about loud. I don't need that big orange sign to direct me to a lumber yard. I guess they are borrowing from Home Depot?

is that big ole bus graveyard still there on the east side of the 215 between Murrieta and Perris?

Yeah for years there was that big lot of land with all the buses....honestly I can't remember if it's still there or not. I rarely drive up that far north on 215. The furthest I go up is Newport Road.

But if I ever need a bus I know where to go.

Default I would avoid Perris

I would avoid living in Perris. I wouldn't live there even if someone gave me a brand new home for free. It is a rough area to live in and home resale typically isn't as good as some other areas. Just my opinion- I know some may disagree

The current market in your area is a great buyer's market and with a slight increase in interest rates it makes now really one of the best times to buy. Remember, it is a long term investment and let's not forget a home.
