That's a good, established, family area.

All opposite
Shopping Mall => Not Safe after business hours
Freeway => Noisy; Not many good properties along a freeway

Why are many houses in the area less than the market price?? Because the area is not that good! Simple.

Agree. It also has 2 churches immediately east of the address.

So a shopping center anchored by a Vons, Rite Aid, and a Chase Bank (that I used to frequent AFTER HOURS when it was a WaMu ), is something to be afraid of? In an area where the average househould income is over $100K? Do unsavory creatures come out at night to go to the closed Vons?

Freeway: The OP is looking at purchasing a condo, probably in a complex that was there before CA-210 came through. I live within yards of a freeway now, and all it does is make my commute easier....I never even hear the darn thing (and the only time I heard the 210 when I lived near it was when I went outside and listened for it).

What should market value be for homes in that neighborhood? Now that prices have finally fallen the stratosphere (thanks to the bubble bursting), the area is no longer "good"?

Not to be AFRAID of a shopping center, but to be CAUTIOUS of the properties near a shopping center to the person. What draws people with over $100K income the area where the average house price is around ONLY $100K?? The particular condo that OP asked is located in the complex where more than 30 condo units were sold around $100K. Doesn't it sound too cheap relative to the other areas known to be good in RC??

On this, I had this image that many people living along a freeway get sick of noises. I seem to be wrong

Average home price $100K? Try average sale price of $342,548 (source: Realtor.com, zip code 91701).

Where is this magical area of RC that you consider "nice"? I don't know who in their right mind wouldn't consider Alta Loma nice.

The fact that those particular condos are selling for $100K, and that others in other parts of town are selling for $150K, could be based on the HOA's of the cheaper condos, which may be higher than those at the $150K condos. HOA's have a huge bearing on sale price.

I am not talking about the average home price for 91701 The average price in the section of RC where the OP asked is around $100K or even less than 100K! See Rancho Cucamonga Real Estate & Rancho Cucamonga Homes For Sale - Zillow

Just pointing out the avg price for a zip code of 91701 is not convincing. You gotta pin down the area more, especially OP asked about the specific address. That being said, what is more important is how safe the above mentioned section of Alta Roma is, even if you may not "know who in their right mind wouldn't consider Alta Loma nice." Or you might want to ask yourself if you are willing to live in that place, if you have to.

These are condos, and exclusively condos. How much do you want them to cost?

Why isn't it convincing? It seems as though you are trying to paint a certain picture here, a picture of danger and low property values....neither of which are true.

I would live there, even if I didn't have to.
