Between Carmel Valley and Sabre Springs, is Rancho Penasquitos. Has a mix of older and newer houses. And 4S Ranch, though I don't know what the price of houses is there (except that Santa Luz is *extremely* costly!)

I agree on the desirability of Carmel Valley. We spent a lot of time looking at different neighborhoods and really loved Carmel Valley as it's so close to San Diego and there were so many young families in many of the areas we looked at with lots of parks. It seemed really desirable.

We are starting to expand a bit and look at homes near/in Santaluz and the poster is correct! It's pricey in that area with high Mello Roos and monthly HOA fees. Almost all of the homes in or near Santaluz have $250-$350 a month HOA fees plus $400-$500 Mello Roos fees.

We have noticed that lots of house prices are coming down in that area. Some with big markdowns. But with the high monthly fees it looks like they are tough to sell. The ones I see moving fairly quicker are the owners that are wise and price low from the beginning. Some are still trying to get more than they paid for them during the bubble years and they are just sitting on the market.

This beautiful home we thought looked nice sold fairly quickly but they started at $875,000.
