Hi,
could you please inform me what area east of 805 in chula vista you recommend for family with 2 children and what schools? Availible rent from 2.500-3.500, 4-5 bedrooms.
I saw somewhere that 91915 is a good area. Do you agree? I want also to have playgrounds close by, coffehouse etc . Other areas? What about olympic view elementary school?

I'm partial to Bonita: 91902. It's right next to Chula Vista and is older, more established, lots of open space and trails and trees. Eastlake is ok, but very cookie cutter.

I agree with janijeg. Although South Bay is not an area I have spent a ton of time in, Bonita is probably the most established and has the most "town" feel to it. I personally think its gorgeous there, but for most people that need to commute north of Downtown, its just brutal.

Renting is something I dont know much about in Bonita. I do know that the Eastlake and Otay Ranch are areas that were decimated during the housing boom and bust. It was a heavy 'no doc' loan area so tons of foreclosures. Therefore any useful info like schools etc may not apply simply because of the depth in change. Eastlake IS the older of the two areas and you might have the best of both worlds there.

We recently bought into Otay Ranch and have been happy here (so far). We bought into WindingWalk and it's been great having all the shopping/parks so close by. However, I would agree that it's rather "cookie cutter" and doesn't have much in the way of "flavor/charactor".

Bonita and Eastlake are quite lovely and I should think easily affordable on your budget.

Default Chula Vista

Chula Vista west of the 805 is spotty. Think of it as the wrong side of the tracks, where the "tracks" are actually a freeway. East Chula Vista is another story. It's like night and day. The farther east you go, the nicer it is. 91915 is as far east as it gets, though 91914 has more prestige as far as having the "desirable" zipcode. The Rancho Del Rey neighborhood is the more established area, though it is aging. Eastlake is by far the most desirable neighborhood, followed by Otay Ranch.

Living there(east and west halves) 22 of the 23 years I've been alive;I would have to disagree with you.Spotty yes,but I would not consider it "wrong side of the tracks".And trust me.There is enough crime to go around in the Eastern half to.Maybe not "typical" crime,but other things and crime is crime-anywhere.

We live in Eastlake and in the Olympic View school zone. I opted to transfer my child into a school in the Rolling Hills Ranch area. One thing that is effecting this area is the housing crisis, we own our home and are surrounded by renters. Unfortunately that means that our area is not as well cared for, renters are not screened and many people fill a four bedroom w/as many as 8 people. The area is becoming overcrowded and many people who cant afford to buy are moving into the area and bringing some issues such as, English Language Learners, crime and eyesores such as old vehicles on the street. Honestly, I am not an uppity person and embrace any and all cultures but this is fact. The housing prices are declining as a less affluent population is moving in causing schools to decline. We will be moving and adding our house to the other rentals on the street!
