Hi All, Ive been house hunting and came up w/ a few potential properties. The disclosure for 1 of them though states that there is close to $10k worth of termite damage. Not knowing much about termite damage, what are your experiences with it? If we end up getting the home, and paying for the treatment, how often does recurrence happen? Thanks...

All homes in San Diego have some termite damage. Unless the house is being sold 'as is' the seller should pay for the termite repairs.

Not saying this is for everyone... only what I've done.

I've bought a number of homes AS-IS and had the dollar amount of the Termite Report Deducted from the Sales Price...

Generally, I can do all the Termite Repairs using better materials for 1/4 to 1/3 the quoted price and this includes the cost of getting a reinspection/clearance when done...

A friend was buying a home that had several thousand dollars called by the termite company because the dishwasher had leaked and damaged the floor and cabinets... She wanted to rip-out all the stuff and start-over... the seller was set to have the repairs done until it was agreed to credit my friend the cost in escrow... it was a win/win.

One work of advice... only a licensed Pest Control Operator and use Chemicals or Tent if necessary... not much you can do about that except try to get another bid.
