Does anyone know what the current property tax rate is for Oceanside? Also, how does Oceanside fare with homeowners insurance? I'm paying about $1000 in VA and was wondering how the Oceanside area fared.

Property taxes in California are set by Proposition 13 at 1% annually of your purchase price subject to a 2% annual escalator. Therefore a 500k house would pay 5k in property taxes. In addition to the property tax there are also additional charges for vermin control, school and water bonds, and possibly special lighting or other districts. These 'extras' should not be more than an additional .1% or .2%. However, certain newer developments have Mello-Roos fees that are collected along with the property taxes. I believe these are used to pay for community recreational facilities and possibly extra landscaping and parks. People on this board seem to complain about Mello-Roos constantly and seem to believe that every house has them. They are not everywhere, and any house older the 20 years would be hard pressed to have them.

Homeowners insurance probably is in the $700 - 1000 range depending on size. However, if a house overlooks a canyon rim, fire insurance rates can jump considerably and approach 2k or more depending on your house size and remoteness from fire protection.
