I am headed down to SD in just a few days to zero in on a rental. At this point apartment complexes are out and a stand alone town home is in.

I've got a lot to choose from but they all seem to come furnished. At least the ones I see on Trulia and Zillow. What are my chances of finding rentals with no furniture ? It seems like it would be almost impossible for a LL to move all their stuff out. Is this common or is negotiating for an empty space possible ?

Would you say most of these people posting plan on moving back into their home eventually or do they keep them furnished to attract the vacation renters ?

I actually don't own any furniture besides a coffee table bed and computer table so I welcome it. However moving across country to live in someone else's stuff is just weird and and an unstable feeling. Not to mention I'd be constantly worried about breaking something and being billed for it.

Should these places be considered short term or long term ? I've got too much crap to keep moving and moving.

It is entirely up to the leasing company. Frankly, I like my own furniture better and I wouldn't want to pay extra for some low quality junk furiiture so I would look for an unfinished place.

If you pay the lease typically you get to choose un or turn. Just talk it over with them. Ask for a discount if they don't furnish. Typical cost of furnishings is $300/mo low.
