Hello everyone, my wife and I recently found some new construction by KB Home on 54th St. accross from Colina Del Sol Park. I have done some reading of past threads and this seems to be the tipping point of were the nicer area vs the not so nice. We will be going to check it out tonight and of course will do some more research and looking around ourselves but just wanted to hear from anyone local or who has spent time there as to how nice/safe the area was. Thanks for the help.

I live about a mile away and I'm very familiar with the area. Yes, you are right on the edge of a decent area vs a high-crime area.

Personally, I wouldn't live over there. Stay east of 54th street, North of University if you can. It's like night and day. The population density triples west of 54th. The hills east and west of 54th and the Crawford / Mann complex creates a big natural barrier that tends to keep the trouble on the west side.

Thanks for the quick reply, the more I read the less I would like to move over their. I guess we will have to see it for ourselves though.

You have to see it for yourself. That is a big Somali and East African refugee area over there. It's not a terrible area for City Heights (the west side of City Heights is much worse), but compared to my neighborhood (a mile east) and even El Cerrito up behind Mann, it's a big difference.

You definitely have to be realistic about living in this part of the city. It's not the suburbs. I like my neighborhood a lot, but I don't necessarily plan on staying here forever.

Yeah I agree, I am sure once I let my wife know of the specific area she won't still be so enthuesuastic about it.

We live in Clairemont now so this would be a huge change.

To be totally honest, my neighborhood (Rolando Village) or El Cerrito is actually not all that different than many parts of Clairemont. But Colina Del Sol, is more like Linda Vista.

Bummer, maybe new home owners could help improve the area over time. I guess we will have to weigh all of our options and make a tough decision.

Problem with that area is too much multi-family and too many rentals. It has improved dramatically in the last 5 years. But it will never be a really nice area IMO. The whole eastern end of the city has improved a lot in recent years.
