I'm willing to live in the lower income areas. I have a job offer, mid-management, in Otay. I've been researching National City, West Chula Vista. I don't mind living in what others would consider unsightly areas, however, not knowing the area, I don't want to end up in a gang filled neighborhood. Any recommendations on neighborhoods to research?

$700psf to hear the freeway? Especially since that is east of the 5. No thanks.

You can go two miles east and buy homes for $350psf all day long.

If you want to live in 92007 you will pay 7 figures for anything detached and a ridiculous PPSQFT for anything attached.

Even in other parts of Encinitas (some even more than 2 miles east of Cardiff) most properties are selling for $500+ PPSQFT:

I feel like you have to look further north in Carlsbad to find $350 per sq ft for the most part. Most of Encinitas is $500+ per sq ft for anything attached or you pay 7 figures for a bigger, detached home.

The PPSQF is seriously crazy in 92007 for anything under $1M. Whether its attached or has HOA dues appears to have little bearing on what property is selling for here. This property was listed at 649k and sold for 705k.

PPSQF can be deceiving when:
1. the house is on a large lot
2. the house is multi-level
3. the house is much larger than other houses in the 'hood.

Yea I agree. What blows me away most is that the PPSQF on the properties I'm posting aren't even for detached homes and some of them have high HOAs to boot

We have a small area of duplex homes near us (Mission Bay). They were built in the 70s. One went on the market yesterday @ $538 a sq ft. The HOA fee in that area is about $300 a month. And that fee only covers common area maintenance.

And now Trump wants to bring interest rates back down. Buckle up... we're going ballistic!
