Considering where it is located, it makes all the sense in the world for it to become an upscale area. Not too many places left close to the ocean/bay to turn around.

Yup,

Same with downtown. It's too close to waterfront NOT to be improved.

Very slowly. Not really designed with a whole lot of in-demand restaurant options at the present, which is one of the first sign of real upwardness.

That may or may not be a telling indicator with Convoy and Moreno bl so close by and saturated with eateries.

Going on right now they are breaking ground next to that 7/11 for something, redoing the 96 and up store and what used to be apts are now a daycare. This all on the main drag.

Have you been downtown lately? There are tons of cranes in the air right now. Certainly lots of room for improvement but it's changing fast.
