OP, have you talked to your accountant about CA state income taxes? I would be sure to do so, as that factor alone can significantly reduce your available spending power. What is it specifically you're after by moving your family to San Diego?

I was considering moving the San Diego, but decided not to due to the california state income tax. All you income from Oklahoma will be subjected to California State income tax once you moving to California. You need to make sure that you are OK with it.

Yes, that is why I was asking the OP. Moving to CA means you are domiciled in CA and ALL of your income--regardless of where it is earned--it subject to CA's high state income tax. Even having a second home in CA or visiting frequently can cause CA to consider you a "resident" which also subjects ALL of your income to CA state income tax. For nonresidents, only income earned in CA is subject but they are quite aggressive in considering people residents.

My other big concern is the crime and school district for my 5 year old. Are there good enough areas in Oceanside to justify paying less? Any help would be appreciated. Thanks.
Are you sure about that - I did a Redfin search of Oceanside for houses 450K or lower of 1750 sq feet min and came up with one house...

Our market is getting crazy out here - we've been looking as well, and have put in several offers - house has gone 10K or more over the ask every time...

I can't fathom having "millions to spend" and picking Oceanside over any of the other coastal cities.

I think I'd wait til your girlfriend finishes her training and is offered a job to chose where to live - commutes can be brutal out here .

Also - I assume you would have to travel often to OK if your businesses are there - I'd consider living closer to the airport...

People make the mistake of relating housing costs to housing size here but that isn't the case for the beach areas. It is the land not the house that relates to the cost. Look up what empty lots (if you can find any) are going for.

I spoke with my CPA about this a few months back. That is the beauty of my situation. As long as I get my K1 and the source of the income is from Oklahoma that is where I will pay my taxes to. Oklahoma has a rate of 5.25 and they are trying to reduce it further according to the Governor. California is in the 13% range.

However, my girlfriend will be paying the 13% tax rate on her nursing salary.

I found several nice properties for $400k range on Zillow that were nice. My only concern was the school districts. My girlfriend needs to be within 30 mins of a hospital, so that is a consideration. What is the knock on Oceanside? Like I said, I am a pretty cheap guy.

The businesses are now with other partners who also have other interests. I will be back in OKC 4 to 5 times a year for business and family. Most of the direct flights are LA to OKC. Another reason is would be better for me to live further North of San Diego.

There's a reason why houses in Encinitas are 2X or more the cost of homes in Oceanside. Encinitas is a more upscale area, it has better schools, and its closer to San Diego.

If you are looking to settle long-term and you have the money then sack up and fork out the dough for Encinitas or Carlsbad. If this is more of a short-term investment then I don't know...maybe Oceanside is a better "deal".

California RE is very expensive compared with OKC. Since you have been out here to visit before and now want to move - you have probably figured out why that is the case. There's always a reason why people are willing to pay a lot more for housing.
