I don't think it is covered in trash but certainly gritty but so is OB gritty, trashy, homelessy.
If known, how long will you be living in SD?
If awhile, you could rent there for a year and explore other areas.
Can you eventually afford to buy or not, if staying around?
On the other hand, why not choose a classic neighborhood you seem to like?
If you head up the Washington St. hill into Mission Hills proper, there is an apartment complex (seem more of 1990s built) right in town behind Starbucks, that may be good enough and similar rental price point; I've know a couple families who stayed there for a year before going into a sfh as either owner or rental.

If this doesn't work out for you, my son just moved into the Ariva Apartments in the Spectrum Center area and the place is freakin' GORGEOUS. Just a few years old, totally pet friendly, W-D in unit, tons of amenities and the area feels very safe for dog walking....there's a PARK next door. They had me with the free Starbucks coffee machine in the lobby.

That's certainly a cleaner area though also not too residential if I recall though near enough to drive to stuff with a ymca close by; also ymca by the lofts too by car.

I think some of the Yelp reviews might comment on this, but this complex is across the street from Spin nightclub. They're open "after hours" which means until 6am.
