UTC & Mira Mesa have become a huge pain most days because of lights, construction, and traffic. Getting to them isn't the problem, it's being stuck trying to get in/out.

A lot of what you say is true, but its still cheaper than most areas. There are nice pockets too. If you live in the right area you can avoid Mira Mesa blvd altogether and take calle cristolbol/sorrent valley rd. It's a breeze to the 5 from there. Very few lights and higher speeds.

I know what area you are talking about, but are you really getting that much cheaper than most areas the closer you get to the 5?

It's amazing how early rush hour starts now. If you aren't off certain stretches of the freeway by 3-3:30 pm, you're screwed. I left Del Mar just after 3pm one day last week and it was stop and go all the way to the 8. No accident.

Honestly, I don't know the rent prices these days, a few years ago I lived in UTC fairly close to the 5 and its certainly more expensive there than Mira Mesa with easy access to the five. MM is a great location, thats my favorite thing about the area. There are certainly nicer areas around town, but its a great deal in that regard when you factor in the price.

Frankly, I couldn't afford to buy a house in most other places in this part of San Diego. Things are sky rocketing too.
