The big four being Home Depot, Lowes, Ikea, and Costco. Pretty much everything except for the windows needs to be replaced - flooring/carpeting, kitchen/bathroom countertops, cabinetry, appliances, shower, sliding glass door. A brief search on yelp shows there are numerous other options, many in Kearny Mesa and Mira Mesa. I'm assuming the other stores will have more options but at a higher price, please correct me if I'm wrong. Are any worth checking out?

Also open to contractor recommendations, preferably with an online presence.

All those places along Miramar road is also recommended, but you will probably get better pricing if you find a reputable contractor.

What is the goal?

Flipping or living in the condo?

I'd personally stay away from Home Depot, IKEA, Lowes- markup kings of the industry. There are plenty of affordable smaller outlets for these products with the extreme amount of building that goes on here. Also don't shy away from auction or estate sales.

Living. It's interesting you say that because other people have said Home Depot, Ikea, and Lowes would be cheaper than the local places. Only one way to find out I guess...

I think you get a fair price plus a little markup at the big places.

I think you'd be amazed how many small business don't know their break even points. Throw in private sellers too. It can work both ways you get a price that is way too high and maybe a few that were lower than expected.

Everyone is selling something in California you would be amazed at the savings you can get doing a little legwork.

Yep!

Home Depot, Lowes will generally be cheaper when it comes to Appliances. But when it comes to Cabinets Flooring, and painting there is definitely cheaper out there.
