Ruling out condos seems very self-limiting, but I see this all the time in home hunters around here.

I'm going to go against the conventional wisdom of this thread though. I say keep looking around City Heights and Mid-City, maybe take a chance on something everyone else is overlooking. Like others pointed out, places like Lemon Grove and Alpine went way up, why wouldn't this then happen in east San Diego? Much more satisfying to go out on a limb a bit and get a real deal than to follow the conventional wisdom train into east Chula Vista.

Personally I prefer City Heights to North Park-real urbanity vs. contrived urbanity.

Rolando, Rolando Park, La Mesa if you want an SFH but realistically is 400-500k

Lemon Grove and North Encanto I guess could be OK they are very run down.

There are ok parts of City Heights, Ridgeview area, Azalea Park is ok, the little neighborhood above home ave too, there is a tiny neighborhood called Islenair down off Euclid.

Most of these areas are more suburbia than the section on the mesa.

Grid of city heights from 50th street to the 805, would not live there, we looked extensively in 2004-5-6 and it was just no-go.

I work real close to there. Live? Not only no but HELL NO

The number of shootings, robberies, etc over the years is remarkable. It is much better than it once was though.

What exactly is wrong with 50th Street and beyond? I live in Talmadge very close to 50th and have had zero issues with crime or anything suspicious during my time here. You would be hard pressed to find a home here near $400k granted, but as you get closer to El Cajon Blvd things become progressively more affordable. I believe that eventually everything along that corridor will become extremely desirable as proximity to the city and lack of new building will cause prices to rise.

OP can only afford 400k and a house in that neighborhood is 700k.

I owned a pretty nice, vacant lot in Mountain View....all the utility lines were in place.

The reason I decided not to build is because, well, that particular area of Mountain View (there is nice parts) was quite rough and rundown.

Talmadge is way North of the 94 where houses are near 400.
