Urban, but safe as far as urban areas go; grimy right along University Avenue; cute small craftsman bungalows in some areas; a mixture of attractive and abominable apartment buildings in others. Over the next 20 years it could be the next hip area if it becomes economically sensible to tear down and replace the ghastly apartment buildings that were built in the 60s and 70s. But if the poorer quality apartment buildings don't go away, they will act as an anchor on the area. On the upside, rents are cheaper in ugly older buildings.
