Are there any other areas in SD that I should consider similar to the Del Mar Heights/Highlands N'hood? I want to make sure I give any others full consideration.

^ do all the houses, neighborhoods there look the same homogenous, beige color, or not ?

I guess University Town Center would be most similar.

Have you been to the UTC area lately? It has grown like a hill of weeds. I live just a few miles south and I got lost looking for a certain restaurant. I'm told the restaurant I was looking for was torn down. With the new trolley going thru the UTC area, the area is a non-stop construction zone.

I'm there a couple times a month and used to work across the street from it, before they built out the back end of the mall and redid the whole thing. I think UTC is cool, and it's certainly walkable in So Cal standards. I still defer to Del Mar Heights/Highlands for what the OP was asking, but UTC would be second.

University City (south of UTC) is another older walkable neighborhood to consider
