I understand why this is frustrating you, but does your lease specify that the landlord will provide a washer/dryer that does laundry within a particular amount of time or that has a certain capacity or uses X amount of electricity or that is a certain brand or model? That seems unlikely.

Your lease probably only specifies that the landlord needs to provide a working washer/dryer and it sounds like that is exactly what he's provided. So, it's likely your landlord is in compliance with his responsibilities under the terms of the lease.

If you want a bigger capacity, faster speed and lower cost than the provided equipment, some possible solutions might be:

1. Assuming you were satisfied with the OLD washer and dryer, you might ask if he has one of the old units tucked away somewhere that he can re-install in your unit.

2. If that's not possible and you'd prefer a bigger capacity, faster performance, and lower operating costs, tell the landlord that you would like to pay for a washer and dryer of your choosing and ask the landlord to remove the one provided. If you offer this as a compromise, he should be OK with that idea as long as it fits in the available space and outlets (do check with him before buying anything).

3. Take your clothes to a local laundromat where they have bigger washers and dryers. While it won’t be as convenient as doing laundry in your apartment, you’ll get your wash done quicker and save on your electric bill.


Looking through your posting history, it sounds like this isn’t the first time you’ve had a disagreement with a landlord. Perhaps give some thought about how the last situation played out, and consider whether there is something you can do differently this time to find a way to reach a mutually agreeable compromise with your landlord.
