Hi- anyone here who lives in Eastside area of Oceanside? I’m looking at maybe buying a home on Zeiss off of Loretta and would like to know if you feel it’s better or worse safetywise than, say City Heights in SD? (which is the other area I was considering for price reasons). I currently live in Pacific Beach and I feel safe enough here. I’m not worried about schools, just general safety. We are a couple in our 40s, no kids. We are trying to invest in a property that will likely go up in value and understand that means we have to deal with a slow process of the area improving. Ive read every Oceanside post on this forum and I take away mixed reports. Just curious if Eastside is better now than 10 years ago.

Handy tip: If you go to the crimemapping.com you can enter any address in the county and see all of the recent crimes reported to police near that address. Be sure to set the time to six months (longest available) because the default setting is a week. You might want to enter your current address first just so you'll have a baseline for comparison. Looking at the actual crime data around an address is probably more useful then asking for opinions because one person's definition of "safe" may not be another's. And most people have no idea about what crime is really like in any particular neighborhood, even the one they live in.

it's a micro version of city heights. If you are looking for a property that will go up in value, rehab a house in a better area.

The area you are describing is one I know well from investment purposes. It is not in east Oceanside, just east of the 5. Avoid that area! It is riddled with crime and with lazy homeowners who do not maintain their homes. Imagine pit bulls everywhere. Terrible neighborhood.

Eastside of Oceanside? In 10 years you will be considered downtown Oceanside.

Your $600/$700k new home will be worth millions. You're only a mile from Oceanside Harbor. If you have a long-term horizon and like the place, buying a home on Zeiss is a no-brainer.

In 10 years, realtors will be begging to list your home. And you'll be living in a ton of equity.

Can you build equity in a home on the eastern edges of Oceanside? Sure, if you buy cheap enough. But, I wouldn't count on selling for "millions" 10 years from now.

I gotta go with Rosie with on this one. I’m a huge fan of Oceanside, but at the end of the day it’s pretty far removed for most San Diegans to consider as a viable option, and the prices will always reflex it.

To put it in context it’s twice as far from the city that the furthest eastern suburbs of Santee and El Cajon are. Now if you have to go to OC or LA frequently it’s a great option. It’s also a great option if you don’t need to come to the city and love the water.

I’m not singling out any particular location, but the last thing you want to do is live in a place hoping it’ll appreciate better than another place 10 years from now. How much value do you put on your time and life? Is it really that important to live somewhere that requires major compromises just for the hope that it may go up a couple of hundred thousand more than the other a decade from now? Personally I’d rather live in a house that doesn’t appreciate one cent (you’re building equity regardless) if it meant I was closer to work, family, hobbies, or just the house and it’s location/neighborhood itself. That’s what you should be focusing on, at least in my opinion.

I agree a little bit with everyone! haha

Keep in mind-- location, location, location. Close to shopping, dining, freeways is still looked at as a huge benefit. There are some areas that, due to location, are going up in value as the desirable areas increase in size. Homes sales have an effect on affordability which changes as properties turn over. Additionally, areas are always flexible from year to year so if you feel it is a comfortable place for you, the location is good and the price is right, it may be the right move for you.

Just for clarification, the area being discussed is not on the "eastern edges of Oceanside", at all. It is by the the I-5. It is an area I helped rehab many years ago. The lazy homeowners let their shacks fall into complete disrepair. I was then a young, naive altruist who thought the people there had it rough and just couldn't possibly take care of their houses --- only to see brand new cars parked out front. We painted, landscaped, etc. Over the years, those rehabbed homes fell into complete disrepair...again. I have seen this pattern over and over and not just in this neighborhood let alone just in housing.
