Might rent at La Regencia in UTC. Anyone know the vibe of this complex please? Lots of college students? Families? Single ppl?
Are the walls thin? Is management reasonable? Is management responsive? Or uber picky about everything? What else should I know please? Any suggestions for 1 bedrm in similar type setting for non-student vibe?

Reading the reviews on Yelp might be a good place to start. Keep in mind, people don't usually write reviews about an apt they like. People who have an axe to grind about their apt write reviews.

La Regencia is a great location. You can walk to a grocery store and a great pizza place.

Remember, people with a gripe are more likely to be noisy about their gripe. More importantly than the rating itself, how does that rating compare to ratings of comparable apartment complexes.

You also might consider the content of those less than good reviews. I have seen people complaining about some seriously trivial stuff . . . that as often as not they have contributed to or caused.

Take reviews with a grain of salt unless there’s a common thread. We live in a great complex in San Diego that rates to 3.2. Most of the bad reviews here are disgruntled people who get pissed when they get called on not following the rules. The place here is quiet and we haven’t had any bad experiences outside of a few barking dogs.

For example, we have bad reviews because there are dumpster divers that go through the trash. That’s in every complex in San Diego, even the gated ones. Go check out this place and see if you like it.

I've learned that Yelp has a very useful tool. Directly next to the stars for each establishment , there is a 'details' button. Clicking on it helps you see the trends in the reviews. For example, 360 Luxury apts has 71 reviews with a 4.5 star rating; seems good, right? However by clicking on 'Details' I can easily see that their ratings are trending down! They did really well in 2017 & 2018 hovering between 4-5 star reviews. But in 2019, reviews started at 4.5 and trending down to 3.5 at present. So at first glance 4.5 star rating with 71 reviews was appealing, however by reviewing the Details, I can easily see that this place will lose this high rating. Further this saved me the time reading 71 reviews to see which high or low ratings were legit.


On the other hand Valentia Apts has 3.5 star rating with 52 reviews, not appealing to me at all. But the details button showed that this property started off in 2015 & 2016 with 2.5-3.5 ratings, then started to improve in 2017 with 3.5-4.5 ratings. Also the reviews were solid 4.5 all of 2018 and solid 4.5 in 2019 to present. For me, this place is worth reading its reviews for the past 6 months so I can understand the quality of its management, the building & its surroundings.


So back to the old saying, can't judge a book by its cover; even in this digital age where the cover are Yelp reviews.


Thanks everyone for the good advice, wish me luck and please suggest any apts with 1 bedrms at <$2500/month, close to la jolla and allows dogs, that have been renovated within the last 5 years

correction, La Regencia has 2.5 rating (135 reviews) --which explains all my !!!! in my previous comment
