1. about 1 mile to I-8
2. 20 miles to downtown SD
3. 3 miles to a Walmart Supercenter
4. priced with the land included.

I can’t tell if your insulting me by saying all tradesmen are trailer trash hillbillies or being serious

Why would I buy a trailer that will completely fall apart in 10 years , Espically for 400k

No insult intended. I owned and lived in a manufactured home when I was in the Air Force. My wife and I will always own our home. Renting sucks.

Also, land within 20 miles of downtown SD has a lot of value... with our without a structure on it.

All homes in San Diego will rot away in 10 years if you don't maintain them. We have a serious termite problem here.

Some of the manufactured homes are much nicer than houses. I have a friend that has a 4br/3ba one, and it's really nice.

You should take a look at them, and they don't fall apart in 10 years time like you may think that they do.

Another thing to note is that folks are moving less frequently than ever before - meaning a lot less for-sale homes. IMO this is the bigger driver of low inventory than the high prices. My neighborhood, despite the large homes and proxmity to great schools, is full of aging-in-place baby boomers who have no intention of leaving and will easily live another 25 years. So the majority of students at the local school are driving in from as far away as El Cajon and Lakeside because there are literally <5 homes on the market at any time within walking distance of the school.

Yes, as I have lived in a manufactured home and my sister in law does and hers is well over 10 years old (About 30 years old) and is doing fine and .... in a State with bad winter weather as well. they are built well and need about the same level of maintenance as a stick built home.

In 5 years we will be + or - 50 grand of where we are today. If you are waiting that will probably be gobbled up on rent in that time.
