I am going to be working downtown, right near Petco Park. I need your help to determine commute times to/from various places. The neighborhoods listed below were chosen because they have good schools (I have a son in kindergarten). Basically, I have 3 options: I can take I-5 Northwest, or 94 and 125 Northeast, or 163 and I-15 straight North.

If you are very familiar with the commute from one of the neighborhoods listed below to Petco Park area, please let me know how long it will take. I plan to arrive at work between 7:30am and 8:00am, and I plan to leave work between 5:30pm and 6:30pm. I cannot use the carpool lane.

Also, please let me know about how family-friendly these neighborhoods are. I'm looking for a 3 or 4 bedroom home on a col-de-sac with tons of little kids (elementary school and younger) riding bikes and playing outside in a very safe and down-to-earth traditional-values-type neighborhood. A decent number of stay-at-home moms is a big plus.

Finally, I'm looking for a neighborhood with sidewalks and well-kept yards. The homes don't necessarily have to be brand-new, but they should be kept up nicely. Thanks SO MUCH for your help!

North Pacific Beach
La Jolla
University City
Torrey Pines
Sorrento Valley

North-East: (94 and 125)
La Mesa
San Carlos

North: (163 and I-15)
Tierrasanta
Scripps Ranch
Miramar Ranch North
Sabre Springs
Rancho Penasquitos
Carmel Mountain

Drive time to downtown is about 30-40 min with no traffic. You can get good driving time estimates for any A ->B at Google Maps.

I used to take 5 daily from PB and it was no big deal to get to downtown for work. Seems to be against traffic.

From North PB/La Jolla you could probably get there in like 15 minutes.

La Mesa.On the 94 into the PETCO Park area might be a little tough but for what your looking for La Mesa should be the way to go.If not Univ City is good too.Cost a little more but still goo.
