Someone just asked me this question IRL.

Linda Vista. The lower part of zip code 92111. You'll still spend $600k+ for a dumpy small single-family home but you will own some land. Unlike a condo where you just own the 'air'. Ten years from now, flippers will be begging you to sell for $1M.

Why? Linda Vista has great coastal weather. Then look at Google maps. Linda Vista is very centrally located. It's only a few miles from Mission Bay. It also has easy access to the existing trolley on the south and the new trolley on west. Forget the gang BS. All the old gang members are spending their SS checks at the casinos or sitting comfortably in their rocking chairs.

If you need some shoulder room and can handle a little summer heat, the Santee/Lakeside area has nice long-term potential. Easy freeway access and the area has an existing trolley stop. Like fishing? There are several fresh-water lakes in the area. The rainbow trout and large-mouth bass are huge.

I've been saying Linda Vista for many years. It's too close to the beach/bay not to.

Lower Linda Vista however is still on the, street by street Basis. Some of those old gang members maybe old now, but their kids are doing a great job of filling in. There still is a stabbing or shooting every other day.

You and countless others. I’ve been hearing this for over 20 years now and haven’t seen the change I’ve seen in other areas of the city/county. You need to look no further than it’s neighbor Clairemont to see which has improved better over this span. I agree with the lower western portion where it intertwines with Bay Park as having tons of potential, but this has been surprisingly slow to change given its location. The areas above Mission Valley and near Sharps & Mesa College still have a long way to come. I looked at several houses in Linda Vista while house hunting a couple of years ago and honestly much of it looked the same, maybe even worse, than it did when I was looking with my sister back in 2000.

I believe Linda Vista was one of the first planned communities in San Diego. Housing originally for World War II factory workers. Had it’s ups and downs. Remember the Vietnamese refugees who moved in during the 70’s. Good areas and bad ones. Prime Southern Ca costal properties so it has potential for the future.

Most of central SD has some pretty severe infrastructure problems that I believe are preventing redevelopment and upgrading of commercial and residential areas. That said, I think the SDSU College area is going to be the most radically transformed over the next 10-20 years, it is one of the few areas that can accommodate the large, high density apartments that our civic leaders and developers seem to think are the best choice for us to live in.

Yes I'm in La Mesa near Grossmont Center across from " The District" condos. I love the peace and quiet so far. Big different from downtown. Both are great but it was time to let the kiddos run around a little more

I also agree with the Linda Vista descriptions.

However, we were in La Mesa yesterday to eat at a restaurant that my daughter recommended: Farmer's Table. The food was very good and locally sourced, but the environment along that historical strip was hip and entertaining. Old vinyl record and book stores, restaurants and bars of all kind. Fun place.

I don't know if I would call La Mesa 'up and coming', but for me this is a pleasant part of San Diego County I had not experienced before.
